This Key Holder Agreement (“Agreement”) is made between Sound Estate Watch (“Company,” “we,” “our”) and the Client (“Homeowner,” “you,” “your”) for the purpose of safely holding, managing, and using access keys, codes, and credentials for your property.

By providing us with any form of access, you agree to the terms below.

1. Purpose of Agreement

This Agreement outlines the responsibilities and expectations regarding:

Sound Estate Watch uses your keys solely for Home Watch visits and related services authorized by the client.

The Client agrees to provide Sound Estate Watch with:

We store all keys and access devices in a secure, locked location accessible only to authorized personnel.

If the property has an alarm system:

Keys and access information will be used only for:

We do not enter the property for activities outside the scope of our services.

Upon client request, we may use your key to:

Sound Estate Watch does not supervise work unless the client has scheduled Contractor Oversight services.

All liability for contractor workmanship remains between the homeowner and contractor.

Sound Estate Watch will never share:

Information is kept confidential and used only for providing our services.

If a key or access device provided by the client becomes lost, damaged, or compromised:

Sound Estate Watch is not responsible for lockouts caused by:

We will assist where possible but cannot guarantee access in these situations.

The Client agrees to:

Failure to update access instructions may result in missed visits or additional travel charges.

Either party may terminate this Agreement at any time with written notice.

Upon termination:

A receipt can be provided upon request.

Providing Sound Estate Watch with keys does not guarantee:
We provide visual inspection services only, not security or guarantees against crime or natural events.
 

Sound Estate Watch is not liable for:

Our responsibility is restricted to visual inspection and reporting per NHWA standards.

By providing keys, access codes, or property entry instructions, the Client acknowledges and agrees to the terms of this Agreement.
