What is Home Watch?

Home Watch follows the National Home Watch Association definition:
“A visual inspection of a home or property, looking for obvious issues.”
We check your home inside and out for visible concerns such as leaks, moisture, storm damage, HVAC problems, alarms, power issues, and signs of intrusion — and provide a photo-documented report after every visit.


How is Home Watch different from a security or alarm company?

Home Watch is not security monitoring.
Alarm companies react after something happens; we help identify issues before they turn into major damage.
We do not provide armed response or 24/7 monitoring, but we can notify you of suspicious conditions and recommend appropriate action.


Are you insured and bonded?

Yes. Sound Estate Watch maintains professional liability insurance, general liability coverage, and a dishonesty bond, as required by the Home Watch industry and NHWA standards.


How often do you check my home?

Most clients schedule:

  • Weekly visits for waterfront or high-risk homes
  • Bi-weekly visits for standard seasonal properties
  • Monthly visits for low-risk or occasional-use homes

You choose the frequency; we tailor the plan to your home’s needs.


What areas do you serve?

We cover the Kitsap Peninsula, Gig Harbor, Key Peninsula, South Sound, and surrounding coastal communities.

What happens if you find a problem?

If we notice an issue — leaks, storm damage, power failure, suspicious activity, or anything requiring attention — we contact you immediately with photos and recommended next steps.
You remain in full control of decisions; we never authorize work without your approval.


Do you perform repairs?

No. We do not perform repairs as part of Home Watch services.
However, with your permission, we can coordinate access for qualified contractors and provide on-site oversight while they work.


What is included with each visit?

Every visit includes:

  • Interior & exterior visual inspection
  • Moisture and leak check
  • Window & door check
  • HVAC, thermostat & humidity check
  • Power panel & breaker review
  • Lights, alarms, and system checks
  • Photo-documented report delivered same day

Storm-response visits include a more detailed exterior review.


Do you enter the home during every visit?

Yes. Interior walk-throughs are standard unless the client requests exterior-only service.


Do you look for mold?

We look for visible signs of moisture or mold, but Home Watch is not a certified mold inspection.
We do not move furniture, open walls, or use moisture meters unless requested as an add-on service.


Do you monitor HVAC, sump pumps, or water heaters?

We check their status visually, but we do not perform diagnostics or repairs.
If we see warning signs, we report them and recommend calling a licensed professional.


Will you respond during storms?

Yes. We offer Storm-Response Visits as an add-on service.
These are prioritized based on safety, access conditions, and severity of weather.


Can you meet contractors at my home?

Yes. Our Contractor Oversight service provides:

  • Access supervision
  • Visual progress checks
  • Arrival/departure confirmation
  • Photo verification

We do not manage the project, verify code compliance, or take responsibility for workmanship.


How do I pay for services?

Services are billed monthly or per visit, depending on your plan.
Storm-response and contractor oversight are billed separately.


Is my information kept private?

Absolutely. We maintain strict confidentiality.
We never share access codes, photos, or client information with anyone outside our company.


Do you offer key-holding services?

Yes. We securely store keys and provide access for approved contractors as part of our Key Holder Agreement.


Can I schedule a consultation?

Yes. You can schedule an introductory call through our website at any time.

Do you perform background checks on personnel?

Yes. All personnel and any future team members are screened through Sterling / First Advantage — the industry leader in professional background checks — before being allowed to enter any client property.

Are you an LLC?

Yes. Sound Estate Watch LLC is a registered Washington State business and operates under professional home-watch standards, including insurance, documentation, and NHWA certification.
