By providing us with any form of access, you agree to the terms below.
1. Purpose of Agreement
This Agreement outlines the responsibilities and expectations regarding:
- holding your home keys
- accessing your property during scheduled visits
- granting access to approved contractors
- ensuring the security and confidentiality of your access information
Sound Estate Watch uses your keys solely for Home Watch visits and related services authorized by the client.
2. Keys & Access Devices
The Client agrees to provide Sound Estate Watch with:
- at least one working house key
- gate codes and alarm codes (if applicable)
- garage door remote or keypad code (if needed)
3. Alarm System Procedures
If the property has an alarm system:
- Client must provide accurate disarm/arm instructions.
- Sound Estate Watch is not responsible for false alarms caused by:
- malfunctioning systems
- incorrect codes provided by the client
- client’s failure to update access information
- Any fines or fees resulting from false alarms are the responsibility of the homeowner.
4. Use of Keys
Keys and access information will be used only for:
- scheduled Home Watch visits
- storm-response checks
- contractor oversight
- emergency client-requested checks
- any services explicitly agreed upon in writing
5. Contractor Access
Upon client request, we may use your key to:
- meet contractors
- verify work commencement
- allow entry to licensed service providers
- secure the property upon departure
All liability for contractor workmanship remains between the homeowner and contractor.
6. Confidentiality
- keys
- alarm codes
- lockbox codes
- access instructions
- personal information
- visit reports
Information is kept confidential and used only for providing our services.
7. Lost, Damaged, or Compromised Keys
If a key or access device provided by the client becomes lost, damaged, or compromised:
- We will notify the homeowner immediately.
- Our maximum liability is the reasonable cost of key replacement (standard key) or keypad code reset.
- We are not responsible for replacing high-security locks, smart locks, or rekeying the entire property unless the loss is due to negligence by Sound Estate Watch.
8. Responsibility for Lockouts
Sound Estate Watch is not responsible for lockouts caused by:
- client’s failing mechanical locks
- dead batteries in smart locks
- frozen locks
- client changes to codes without notice
- malfunctioning alarm/keypad systems
We will assist where possible but cannot guarantee access in these situations.
9. Client Responsibilities
The Client agrees to:
- provide accurate keys and access codes
- update Sound Estate Watch immediately if codes or locks change
- ensure all systems are in working order
- maintain adequate homeowner’s insurance
- retain responsibility for all property maintenance and repairs
Failure to update access instructions may result in missed visits or additional travel charges.
10. Termination of Agreement
Either party may terminate this Agreement at any time with written notice.
Upon termination:
- All keys and access devices will be returned to the client
or
- destroyed at the client’s request
A receipt can be provided upon request.
11. No Warranty
- prevention of loss
- prevention of theft
- prevention of damage
- emergency response
- 24/7 monitoring
12. Liability Limitations
Sound Estate Watch is not liable for:
- damage occurring between visits
- theft, vandalism, or break-ins
- contractor performance
- hidden defects or latent issues
- mechanical failures
- false alarms
- lost packages or deliveries
- damage caused by storms, weather, or natural disasters
13. Acceptance of Terms
By providing keys, access codes, or property entry instructions, the Client acknowledges and agrees to the terms of this Agreement.

This Key Holder Agreement (“Agreement”) is made between Sound Estate Watch (“Company,” “we,” “our”) and the Client (“Homeowner,” “you,” “your”) for the purpose of safely holding, managing, and using access keys, codes, and credentials for your property.

If the property has an alarm system:

- Sound Estate Watch is not responsible for false alarms caused by:
- malfunctioning systems
- incorrect codes provided by the client
- client’s failure to update access information
- Any fines or fees resulting from false alarms are the responsibility of the homeowner.

We do not enter the property for activities outside the scope of our services.

Sound Estate Watch does not supervise work unless the client has scheduled Contractor Oversight services.
All liability for contractor workmanship remains between the homeowner and contractor.

- access instructions
- personal information
- visit reports
Information is kept confidential and used only for providing our services.

Providing Sound Estate Watch with keys does not guarantee:
- prevention of loss
- prevention of theft
- prevention of damage
- emergency response
- 24/7 monitoring
We provide visual inspection services only, not security or guarantees against crime or natural events.
12. Liability Limitations
Sound Estate Watch is not liable for:
- damage occurring between visits
- theft, vandalism, or break-ins
- contractor performance
- hidden defects or latent issues
- mechanical failures
- false alarms
- lost packages or deliveries
- damage caused by storms, weather, or natural disasters
Our responsibility is restricted to visual inspection and reporting per NHWA standards.
13. Acceptance of Terms
By providing keys, access codes, or property entry instructions, the Client acknowledges and agrees to the terms of this Agreement.
