  • Leaks at sinks, toilets, and visible plumbing connections
  • Water staining, bubbling paint, or moisture at windows and ceilings
  • Condensation, mildew, or visible mold growth
  • Sump pump or dehumidifier status (if present and visible)

HVAC, Temperature & Humidity

  • Thermostat settings
  • Abnormally high or low interior temperatures
  • Visible or measured humidity concerns (if devices are present)
  • Furnace or heat pump operational status (visual only)
  • Unusual or stagnant odors

Plumbing Fixtures

  • Toilets flushed (as authorized)
  • Sinks run briefly to cycle traps
  • Slow drains or unusual sounds
  • Water shut-off status (if owner-requested)

Electrical & Power Status

  • Breaker panel condition (visual only)

  • Lights on/off status inconsistent with owner instructions
